VALUATIONS |
Included as part of our brokerage process and also
offered as a separate service, NHB performs an extensive
valuation study on all of our exclusive listings before
going to market on all aspects of the property including
(1) Local & Regional Market Demographics (2) Physical
Condition Inspection & Status with Franchisor if
applicable (3) Existing Operations & Marketing Efforts
(4) Financial Statements Review & Underwriting (5)
Preliminary Title Work to verify clear and marketable
Title (6) Detailed Financial Analysis and Pro-Forma
Projections. These services are available to those
investors that we are engaged to represent on a purchase
as well as for financing or simply consulting and
repositioning alternatives.

FINANCING |
As a part of our continued effort to create value for
our hotel clients, NHB offers access to the most
competitive capital sources tailored specifically for
the hospitality industry. Property owners can take
advantage of purchase or refinancing loan opportunities
to ease the acquisition process or to simply increase
their returns during the ownership of the hotel. With
hundreds of hotel lender relationships across the
country competing for our client’s business, NHB
leverages itself to gain the most favorable terms on
each deal.

FEASIBILITY |
Included as part of our brokerage process and also
offered as a separate service, NHB can perform a
detailed hotel feasibility study. This evaluation not
only encompasses an asset inspection, quality rating,
and estimated market value of the property, but can also
include an in depth operational process evaluation. Each
hotel is compared line item with our databank of hotel
profit and loss statements to rate the effectives of
management on cost controls. Additionally, revenues
versus house profit percentages in each department are
analyzed to identify the potential upside in the bottom
line which not only increases the owner’s returns but
ultimately increases the value of the property. Finally,
a detailed pro-forma analysis is compiled to project
future operations and cash flow.

1031 EXCHANGE |
NHB has the experience and proven ability to facilitate
our clients 1031 exchange needs. Our relationships with
hotel owners and investors allows us to match properties
and exchange buyers with speed and efficiency. Due to
our concentration on the hotel industry, we can
accommodate the strict timeframes and investment
guidelines more effectively than other firms, and at the
same time ensure a quality investment and disposition
for both parties. NHB has nationwide partnerships with
1031 accommodators, title companies, and law firms to
enable the ease of transactions anywhere in the U.S.
while also commanding the level of quality, accuracy,
and completeness our clients have come to expect from
our firm.

DISTRESSED SALE |
NHB offers as a service to both lenders and clients a
distressed hotel asset sale program. In this
capacity,NHB represents either principals or banks when
needing to dispose of a property quickly and in a
fashion that maximizes the sale amount. Our client
database is filled with turnaround specialists and
opportunistic hotel investors.
